How a commission actually splits

Four cuts stand between the gross commission and your deposit. First the total commission on the deal. Second, the share for your side of the transaction, since listing and buyer sides usually divide it. Third, your split with your brokerage, anywhere from 50 percent at a full-service shop to 80 or 90 percent or more at a cap-model brokerage. Fourth, the flat fees: transaction fees, desk fees, E&O insurance per deal.

Why run it before you negotiate anything

Knowing your real take-home per deal changes how you price your time, what a lead is worth to you, and whether that referral fee or that marketing spend makes sense. Agents who know their number per closing make calmer decisions everywhere else.
