What a seller net sheet includes
A net sheet estimates a seller's proceeds by subtracting every cost of the sale from the price: the commission, the remaining mortgage payoff and any other liens, title and escrow charges, transfer taxes and recording fees, any concessions credited to the buyer, and repair or miscellaneous costs agreed in the contract.
Typical ranges to sanity-check your inputs
Title, escrow, and attorney costs usually run 1 to 2 percent of the sale price depending on the state. Transfer taxes vary the most: some states charge nothing, others more than 1 percent, and some cities add their own. When in doubt, ask your title company for the local figure and save it as your default.
When to bring one
The listing appointment. A seller who sees a realistic net number from you first tends to measure every other agent's pitch against it. It is one page of math that quietly answers the question they actually care about.
